Do Video Doorbells Convey When Selling a Home in Tennessee?
In Tennessee, the general rule is simple: fixtures convey, personal property does not—unless the purchase agreement says otherwise.
So where does a video doorbell (like Ring or Nest) fall?

Hardwired or screwed-in doorbells are considered fixtures. Because they replace the traditional doorbell and are physically attached to the property, they typically stay with the home when sold.

Battery-powered, removable doorbells may be treated as personal property, and the seller can take them—unless the buyer writes them into the contract.

Sellers: If you want to keep your video doorbell, exclude it in the MLS and the purchase contract, and ideally replace it with a standard doorbell before listing.

Buyers: If you want to be sure the device stays, ask for it in your offer.
