What is my Knoxville home worth?

A useful home valuation looks at relevant sales, your property’s condition and features, and the homes competing for buyers today. An online estimate or tax value can begin a conversation, but neither is a substitute for a property-specific pricing review.

What makes a comparable home useful?

Location matters, but proximity alone does not make two homes equivalent. Compare the layout, usable space, age, updates, lot, parking, and features a buyer will notice. A one-level home and a multi-level home can serve different needs even when their total square footage is similar.

Closed sales show completed transactions. Active listings show alternatives available to a buyer, but their asking prices are not proof of what those homes will sell for. Pending properties can provide context, although the final terms may not yet be available. A good pricing discussion explains the strengths and limits of each comparison.

Bring the details an automated estimate may miss

An online model may not know about a recently replaced roof, a dated interior, unusual access, or the way the floor plan lives. Send Matthew a list of updates with approximate dates, maintenance concerns, and anything unusual about the property. A walkthrough can add context that a number on a screen does not capture.

Improvements also need perspective. What a project cost and what a buyer will pay for it are different questions. Rather than adding every receipt to a target price, compare the finished property with the choices buyers have in the current market.

Market analysis, appraisal, and tax value

A comparative market analysis is a real estate pricing review used to help you make a selling decision. An appraisal is a separate professional opinion of value for a particular purpose, such as a lender’s underwriting. A county assessment serves the property-tax process. These numbers may be developed on different dates with different information.

Knox County describes its reappraisal process as a countywide effort using property data, sales, and valuation models. That makes the assessor’s record useful background, but it does not set an asking price for your individual home. If the record has a factual error, use the county’s review process rather than treating a proposed listing price as an automatic correction.

Turn a value range into a selling plan

A pricing recommendation should connect to your priorities. Talk through timing, showing flexibility, preparation, and the move that follows your sale. Ask which comparisons support the recommendation and what would cause you to revisit it. No estimate can guarantee a particular offer or selling timeline.
