Four places to begin your search

Use these area guides to build a first shortlist. Bearden is part of the broader West Knoxville conversation, while Farragut and Lenoir City deserve their own on-the-ground exploration. This is a way to organize visits, not a ranking of communities.

  • Farragut: begin with the town’s parks, greenway connections, and the routes between individual neighborhoods and everyday errands.
  • Bearden: explore the Kingston Pike corridor, local galleries and shops, and nearby residential streets.
  • West Knoxville: narrow a broad search by the specific destinations, layouts, and property features you need.
  • Lenoir City: compare homes in town with options near Fort Loudoun Lake, checking what any water-access description actually includes.

Test your ordinary week

Make a list of the places you will visit most often: work, regular appointments, activities, shopping, and outdoor time. Map routes from shortlisted homes, then try them at the times you expect to travel. A quoted drive time from an advertisement may not describe your weekday.

If a school assignment, service boundary, or particular utility matters to your purchase, verify it directly for the exact address with the responsible provider or district. Do not assume that a mailing address, neighborhood name, or nearby building establishes eligibility or service.

Make an exploratory visit useful

Leave space between showings to experience the surrounding area. Drive the approach, walk permitted public routes, and revisit promising locations at another time of day. Keep notes on the home itself: daylight, stairs, storage, workspace, outdoor maintenance, and anything that would need to change.

If you are still out of town, Matthew can discuss video walkthroughs and help organize a focused visit. A video can clarify the floor plan and visible condition, but it cannot replace an inspection or every detail you would experience in person. Keep a separate list of what still needs verification.

Connect the search to your move

Tell Matthew about any fixed dates early, including a job start, lease expiration, or sale of your current home. Talk with your lender about financing before narrowing the search too tightly. Build a contingency for temporary housing or storage if the sale and purchase do not line up.

A useful first conversation does not require a final neighborhood choice. Bring a budget range, must-have features, regular destinations, and a realistic timeline. Together, those details make a much better search brief than simply asking for “the best place to live.”
