Start with a comfortable monthly budget.

A preapproval is one part of planning a purchase. Your everyday comfort with the payment matters, too. Consider your savings after closing, moving costs, maintenance, and the other things your household budget needs to support.

A mortgage payment may include principal and interest plus amounts for taxes and insurance. Mortgage insurance, association dues, and other property expenses may add to the cost. Ask your lender to explain the complete estimate and what may change.

Compare the same details across lenders.

The Loan Estimate provides a consistent format for reviewing a proposed mortgage. Look at the loan amount, rate, monthly payment, estimated closing costs, cash to close, and whether the interest rate is locked. Make sure you understand any points or lender credits and how they affect your choices.
