THE SELLER’S GUIDE
Your move. A clear plan.
A thoughtful selling experience, from the first conversation to the final signature.
Selling a home in Knoxville, step by step
Set the priorities for your move
Begin with your timing, the next home, and what a successful sale needs to accomplish. Discuss any firm dates and whether your purchase depends on selling. Gather the basic property information, a list of updates, and available maintenance records. An early conversation is useful even if you are months away from listing.
Build a property-specific pricing plan
Review relevant sales and the homes buyers can choose from now. Compare layout, condition, lot, location, and updates rather than relying on a single price-per-square-foot calculation. Ask which properties support the recommendation and what would prompt a change. A market analysis is a starting point for a decision, not a guaranteed selling price.
Prepare before making the first impression
Walk through the home with Matthew and prioritize the work. Separate maintenance questions from cleaning, presentation, and optional improvements. Obtain estimates before committing to larger projects. Set a ready-by date for photography, and gather the facts that will help explain the home accurately.

Coordinate the marketing launch
Agree on the approach to photography, video, and property wording. Review the listing details and plan how the home will be presented. Decide how showings will work, where pets will go, and how much notice your household needs. Secure valuables and personal documents before photographs and tours.
Evaluate the whole offer
Price is one part of an offer. Review financing, requested terms, contingencies, timing, and the costs relevant to your net proceeds. Ask Matthew to explain the choices and questions that need professional input. Keep the sale connected to your next move rather than evaluating each term in isolation.
Stay organized through the contract period
Keep inspection, financing, title, and closing milestones together. Review requests and any proposed changes before agreeing to them. Confirm who is responsible for each next step, and keep records of agreed work. If an issue arises, discuss the available options within the actual contract and deadlines.

Prepare for closing and possession
Coordinate final moving arrangements, agreed repairs, keys, access devices, and utilities with the closing plan. Review the settlement information with the appropriate professionals. Confirm possession timing rather than assuming it always matches the signing appointment, and independently verify payment instructions with your closing provider using a trusted phone number.
